Welcome and shared spaces

Villa gli Ulivi has several independent accommodations within the same property. We want every guest
to enjoy a pleasant, peaceful and comfortable stay while respecting the privacy and rest of others.
We kindly ask all guests to follow these rules, which help protect everyone’s comfort and safety and care
for the property and its surroundings. Thank you for your understanding and consideration throughout
your stay.

1. Guest identification and check-in
All guests must provide a valid passport or European Union national identity card, as applicable, in
advance of check-in.
The person named on the reservation must be among the guests and stay at the villa throughout the
booking. Please inform us of your expected arrival time in advance and provide the information needed
to register all guests.

2. Registered guests and access
For everyone’s safety, privacy and peace of mind, access to the property is reserved exclusively for
guests registered on the reservation. Visitors, additional guests and other unregistered persons are not
permitted, even for a brief visit.
The maximum number of guests confirmed in the reservation must never be exceeded.

3. Parties, events and gatherings
To preserve the peaceful atmosphere of Villa gli Ulivi and respect other guests and neighbours, parties,
celebrations, events and gatherings are not permitted.
The villa is offered solely for the private accommodation and enjoyment of the registered guests; it may
not be used as a meeting place for people outside the reservation.

4. External services and providers
The engagement of external service providers and their entry onto the property require prior written
approval from the property. This includes private chefs, caterers, DJs, musicians, photographers,
videographers, makeup artists, hairdressers, massage therapists, decorators, event staff, furniture or
equipment rental companies, and similar providers.
Please contact us in advance about any special service needs during your stay.

5. Security deposit and credit card
A security deposit is required as a guarantee against potential damage, breaches of the property rules,
extraordinary cleaning or other charges attributable to the stay. A valid credit card in the name of the
reservation holder must also be presented before check-in as a guarantee.
The amount and terms of the security deposit will be communicated in accordance with the reservation
conditions.

6. Rental agreement
Guests will receive a rental agreement, which must be signed and returned before arrival. Check-in and
access to the property may depend on receipt of the required identification, guarantee and signed
agreement.

7. Check-in and check-out times
Please respect the check-in and check-out times stated in your reservation confirmation. Early arrival or
late departure is possible only with prior approval from the property and may be subject to availability
and additional charges.
At check-out, please leave the accommodation and return any keys or access devices in accordance with
the instructions provided.

8. Quiet hours and consideration for others
Quiet hours are from 22:00 to 08:00. During this time, please avoid music, loud conversations and any
other noise that could disturb other guests or neighbours.
As Villa gli Ulivi has other accommodations within the same property, please maintain a reasonable noise
level and respect others throughout the day as well. Your cooperation helps everyone enjoy a peaceful
stay.

9. Exterior security cameras
For the safety of guests and the protection of the property, security cameras are installed in exterior
areas, particularly at the entrance. These cameras do not film the interior of the accommodations.
The monitored areas are indicated by signs on site. Information about the processing of recorded images
is available in the property’s video surveillance privacy notice.

10. Music and sound equipment
DJs, professional sound equipment, amplification systems and music at a volume that could disturb other
guests or neighbouring properties are not permitted.

11. Smoking
Smoking inside the villa is strictly prohibited. This includes cigarettes, cigars, electronic cigarettes, vapes
and similar products.
If smoking in outdoor areas, please use the appropriate receptacles. Do not discard cigarette ends or
other waste in gardens, on terraces or elsewhere on the property.

12. Animals
Animals are not permitted to enter or remain on the property.

13. Rubbish and waste
Please place all waste generated during your stay in the designated rubbish area, where the appropriate
bins are located. Do not leave rubbish bags, bottles, boxes or other waste inside the villa, in gardens, on
terraces, in shared areas or anywhere else not designated for waste.
Please follow the property’s instructions for sorting and disposing of waste.

14. Furniture and equipment
To protect the villa and its furnishings, please do not move furniture, beds, equipment, decorative items
or other objects from their usual locations without prior approval. Indoor furniture must not be moved to
gardens, terraces or other outdoor areas.

15. Commercial and professional use
The property may not be used for professional photo or video shoots, productions, advertising,
commercial activities, promotional events or the creation of commercial content without prior written
approval.

16. Minors
Guests under 18 may check in only when accompanied by a parent or legal guardian.

17. Damage and extraordinary cleaning

Guests are responsible for damage caused during their stay to the property, furniture, equipment,
gardens or facilities. Charges may also apply when extraordinary cleaning is needed because of the
condition in which the accommodation is left at the end of the stay.
The relevant costs may be claimed in accordance with the reservation conditions, the rental agreement
and the applicable damage policy.

18. Breaches of the property rules
A breach of these rules, particularly those concerning parties or events, unregistered visitors, excess
occupancy, external providers, noise or misuse of the property, may be treated as a breach of the
accommodation terms.
The property reserves the right to take appropriate measures in accordance with the rental agreement,
reservation conditions and applicable law.
